The Hillshore Project Info
The Hillshore (锦绣山庄) is a freehold private condominium of 59 homes at 290 Pasir Panjang Road, Singapore 119476 and 292 Pasir Panjang Road, Singapore 118633, in District 5, within the Rest of Central Region. It is developed by Hillside View Development Pte. Ltd., a subsidiary of FRX Capital Private Limited, under developer licence C1450. Two blocks of 5 storeys stand on 4,249.6 sqm / 45,742.7 sqft of freehold land at a plot ratio of 1.4, on Lot 05130C MK 03 at Pasir Panjang Road.
Block 290 holds 30 homes and sits low and close to the road. Block 292 holds 29 and sits behind it, higher up the slope, and the two are terraced into the Pasir Panjang ridge rather than set on a flat platform. Building plan A1919-00105-2022-BP02 was approved on 1 December 2023. The Temporary Occupation Permit is expected on 30 Jun 2027 and legal completion on 30 Jun 2030; the development is under construction and TOP has not yet been obtained. Floor areas throughout are stated on the pre-harmonisation basis, so a balcony or an air-conditioner ledge counts inside the strata area rather than sitting outside it, and our Hillshore Buyer’s Guide sets out what that means when you compare sizes against a post-harmonisation launch.

The Hillshore Location Map

Haw Par Villa MRT station on the Circle Line is 450 metres away, about a 5 minute walk. Singapore Science Park adjoins the site at the rear, and Kent Ridge Park rises directly behind the ridge the development is terraced into. Kent Ridge, one stop away, serves the National University of Singapore and the National University Hospital, and our Hillshore location highlights page sets out connectivity, schools and amenities in full.
The Hillshore Facilities
Eleven numbered communal facilities are spread across four levels rather than gathered on a single deck. That is a consequence of the terracing: the site steps up from the road, and each step carries a different kind of space.
Basement 1 is the arrival level for Blk 292. It carries the Arrival Courtyard, which doubles as the sheltered drop-off and is reached at the first storey from Blk 290, and the Badminton Court. The courtyard sits between the two blocks and is open to the levels above it, which is what draws air up through the middle of the development from the basement rather than around the outside of it.
The Landscape Deck is the main recreation floor. It carries the Swimming Pool, a lap pool of 24.8 metres with a water surface of approximately 146.7 sqm, roughly 5.7 to 6.9 metres wide and approximately 1.2 metres deep throughout, so it is a swimming length rather than a plunge pool. Alongside it are the Pool Deck, the Jacuzzi at approximately 6.1 sqm of water surface, and an air-conditioned Gymnasium of approximately 26.1 sqm.
The third storey of Block 292 carries the family and entertaining spaces: the Hillshore Clubhouse, the Play Pool at approximately 50.6 sqm of water surface and roughly 11.0 metres by 3.9 to 6.1 metres, the BBQ Pavilion at approximately 33.1 sqm, and the Play Cove.
The Block 292 roof carries the Sky Grill, the highest communal space in the development, at the top of the block that sits furthest up the slope.
The Hillshore Fittings and Finishes
The brand set is uniform across the development and the model is tiered by unit type. Kitchens carry V-ZUG, Samsung, Blanco and Hansgrohe throughout; bathrooms carry Duravit, Geberit and Hansgrohe throughout. What changes between unit types is the size and the specification of individual pieces, and in one case whether a piece is provided at all. The buyer-facing summary of what each band includes sits with the sizes and figures on our Hillshore price chart.
Kitchen Appliances by Unit Type
Two bedroom homes receive a V-ZUG 60cm range hood, a V-ZUG 4 zone induction hob and a V-ZUG 60cm conventional oven, with a Samsung 70cm refrigerator of 435L at 3 ticks, a Samsung washer dryer at 8kg and 6kg, a Blanco 44cm single bowl sink and a Hansgrohe kitchen mixer.
Three and four bedroom homes receive the same V-ZUG hood, hob and oven, and step up on the two items that scale with household size: a Samsung 90cm refrigerator of 616L at 3 ticks in place of the 70cm, and a Blanco 78cm double bowl sink in place of the 44cm single bowl. The washer dryer and the kitchen mixer are unchanged.
The dual key kitchenette, which is the second self-contained suite inside a C1 or C1 PH, is specified as a kitchenette rather than a second kitchen. It receives a V-ZUG 60cm range hood, a V-ZUG 2 zone induction hob rather than 4 zone, a Samsung 70cm refrigerator of 435L at 3 ticks, a Samsung washer dryer at 8kg and 6kg, a Blanco 44cm single bowl sink and a Hansgrohe kitchen mixer. There is no oven in the kitchenette. That is worth knowing before you plan how the second suite will be used, because a headline brand list gives no hint of it.
Bathroom Sanitary Ware and Taps
Common bathrooms receive a Duravit rimless WC on a Geberit concealed cistern with a bright chrome flush plate, a Duravit 50cm undermount basin, a Hansgrohe Rebris S basin mixer, a Hansgrohe shower mixer, a Hansgrohe Pulsify Select handshower and rail, and a Hansgrohe EcoSmart bidet spray.
Master and junior master bathrooms receive a Duravit rimless WC on a Geberit concealed cistern with a gloss white flush plate, a Duravit undermount basin, a Hansgrohe Vivenis basin mixer and Vivenis shower mixer, a Hansgrohe rain shower in addition to a Hansgrohe Pulsify Select handshower, and a Hansgrohe EcoSmart bidet spray. The rain shower and the Vivenis line are the step up from the common bathroom.
Duplex penthouse master bathrooms take the master specification and change two pieces: a Duravit SensoWash washlet WC in place of the rimless WC, and a Duravit above-counter basin in place of the undermount. This applies to the seven duplex layouts only, B1 PH, B2 PH, B3 PH, B4 PH, B5 PH, B6 PH and C1 PH.
Flooring and Air Conditioning
Flooring is set by room rather than by unit type. Living, dining, study and foyer areas are laid in large format floor tile with matching skirting. Bedrooms are engineered timber with skirting. Balconies and household shelters are porcelain, ceramic or homogeneous tile with skirting, and kitchens and bathrooms are porcelain, ceramic or homogeneous tile. Air conditioning is Mitsubishi Electric, in wall-mounted fan coil units.
The Hillshore Ceiling Heights
Ceiling heights are not uniform, and a single figure would flatten three different ones. On the second to fourth storeys, living, dining and bedrooms rise 3.20 m to the slab, with 2.70 m under bulkheads; foyers and kitchens are 2.70 m, bathrooms 2.50 m, and household shelters and balconies 3.25 m.
The first storey is taller, and by different amounts depending on the layout. Types B1 and B2 reach 3.70 m in living, dining and bedrooms with balconies at 3.75 m; types B5 and B6 reach 4.60 m with balconies also at 4.60 m. Both keep 3.20 m under bulkheads, and foyers and kitchens are 3.20 m.
In the penthouses, a living or dining volume rises to 6.00 m. That is the tallest space in the development, and it occurs in the double height portion of a duplex rather than across the whole home.
The Hillshore Parking, Lifts and Bicycle Parking
Parking runs at one lot per home with none spare. There are 59 car park lots in total, 21 at the first storey Arrival Courtyard and 38 at Basement 2. Of those 59, four are electric vehicle charging lots, and which specific lots take the chargers has not yet been designated. Two are accessible lots, one at the first storey and one at Basement 2. There are no motorcycle lots, no private lots and no lots set aside for visitors, so visitor parking shares the same 59. Headroom at the basement is a minimum of 2.2 m, which is worth checking against a taller vehicle.
There are 14 bicycle lots, at Basement 1 below Block 290. Four common passenger lifts serve the development, two per block, with the Block 290 pair running Basement 1 to Upper 5 and the Block 292 pair running Basement 2 to Upper 5. Both pairs run at approximately 1.6 m/s with a 13 person capacity in a car of 1220 mm by 1800 mm.
The Hillshore Architect Design
The Hillshore Architect Design Philosophy
The development is drawn as two blocks with a courtyard between them rather than as a single slab, and the courtyard is the organising idea. It is the arrival point, at the Blk 290 first storey and Blk 292 Basement 1, it separates the two blocks so that neither looks directly into the other, and it is open upward, which lets air move from the basement through the middle of the development rather than only around its edges.
The terracing is measurable rather than a figure of speech. Block 292’s roof runs from 46.0 metres above mean sea level at the front to 50.1 metres at the rear, and Block 290’s from 33.0 metres to 36.5 metres, against a driveway at 5.8 metres. Roughly 13 metres separate the two rooftops, which is why Block 292 reads as sitting behind and above Block 290 rather than beside it. The buildings stand at least 3.30 metres from the boundary at the tightest point.
Park + Associates Pte. Ltd. is the architect, Nippon Builders Pte. Ltd. the main contractor, SALD Pte. Ltd. the landscape consultant and Hong How Projects Pte. Ltd. the project manager. ERSS Consultants Pte. Ltd. is the C&S engineer, Delta Crest Pte. Ltd. the M&E engineer, 1MH & Associates the quantity surveyor and DeepPocket Branding & Design Pte. Ltd. the creative agency.
The Hillshore Unit Distribution Chart
The 59 homes are drawn as 28 named layouts grouped into 10 price bands, spanning 2 to 4 bedrooms. Those are three different numbers and they are routinely confused: 28 is the count of drawn layouts, 10 is the count of bands, and 2 to 4 is the bedroom span. The ten bands are 2 Bedroom, 2 Bedroom Premium, 2 Bedroom Penthouse, 2 Bedroom Premium Penthouse, 3 Bedroom, 3 Bedroom Premium, 3 Bedroom Premium Penthouse, 4 Bedroom (Dual Key), 4 Bedroom Penthouse (Duplex) and 4 Bedroom Premium Penthouse (Dual Key Duplex). The Premium suffix marks a study rather than an extra bedroom.
The chart runs 13 stack columns over five storeys, six columns in Block 290 and seven in Block 292. Seven of the ten bands appear in both blocks. Three appear in Block 292 only: the 3 Bedroom Premium Penthouse, and both dual key bands, so all four dual key homes sit in the same Block 292 stack column. Every layout is drawn band by band on our Hillshore floor plans.
Read down the columns and several of them stop short, and this is the terracing showing up in the chart rather than a misprint. In Block 290, only the two end columns run the full five storeys; the four between them begin at the second storey. Block 292 steps harder: one column begins at the second storey, three begin at the third, and one does not begin until the fourth. The effect is that the first storey carries only four homes across the whole development, two in each block.
The fifth storey works the other way and carries more homes than any floor below it, because the penthouses there are drawn as separate, narrower units and take their own stack numbers alongside the columns that run up from below. Seven of those fifth storey homes are duplexes, drawn across the fifth storey and an attic above it, which is where the 6.00 m volumes occur.
