Understanding The Hillshore Pricing
The Hillshore spans 28 named layouts in 10 price bands across 3 bedroom categories, from a 743 sqft 2 Bedroom to a 2,185 sqft 4 Bedroom Premium Penthouse (Dual Key Duplex). Ten bands across 59 homes is what produces a table of ten rows, and it is why the size column matters as much as the price column when reading it.
The site was not bought at a state land tender. It came to the developer through a collective sale of the freehold development that stood here, completed at $70.3 million, with the sale registered on 3 January 2023. That acquisition cost sits underneath the pricing in the table above rather than being a premium layered on top of a lower base, and the 4,249.6 sqm plot it bought is freehold, which is what the tenure column of every unit here inherits.
The plot is freehold in District 5, inside the Rest of Central Region, and Haw Par Villa station on the Circle Line is 450 metres away, about a 5 minute walk. Circle Line Stage 6 opened for passenger service on 12 July 2026 and closed the loop, which changed what a station on this stretch of the line reaches without changing anything about the site itself.
What the Quoted Size Includes
Floor areas at The Hillshore are stated on the pre-harmonisation basis, which matters when the figures in the table above are set against another development’s.
The legend on every layout drawing marks two items as excluded from the strata area: the reinforced concrete ledge, and the hatched service void space. The air-conditioner ledge is not among them. It counts inside the quoted size, which is checkable on the drawings rather than a matter of interpretation, and the developer’s own certified strata area schedule for a Type A2 home counts a 3.0 sqm air-conditioner ledge inside a 77 sqm total.
The consequence runs one way, and it is worth stating plainly because it is usually put the other way round. Where a development quotes areas computed without the air-conditioner ledge, the same physical home here is described by a larger number, so the price per square foot that follows from it reads lower. The comparison flatters The Hillshore. Every layout is drawn band by band on the Hillshore floor plan page.
What the Price Includes
The brand set is the same in every home. What moves between bands is the size and specification of individual pieces, and in one case whether a piece is fitted at all.
Kitchens, 2 Bedroom bands. A V-ZUG 60cm range hood, a V-ZUG 4 zone induction hob and a V-ZUG 60cm conventional oven, with a Samsung 70cm refrigerator of 435L at 3 ticks, a Samsung washer dryer at 8kg and 6kg, a Blanco 44cm single bowl sink and a Hansgrohe kitchen mixer.
Kitchens, 3 and 4 Bedroom bands. The same V-ZUG hood, hob and oven, with two pieces stepped up for household size: a Samsung 90cm refrigerator of 616L at 3 ticks in place of the 70cm, and a Blanco 78cm double bowl sink in place of the 44cm single bowl.
The dual key kitchenette. The second suite in the 4 Bedroom (Dual Key) and 4 Bedroom Premium Penthouse (Dual Key Duplex) bands takes a 2 zone induction hob rather than 4 zone, and no oven. The main kitchen in the same home carries the full 3 and 4 Bedroom tier. A headline brand list gives no hint of this, which is why it is stated here against the price rather than left to be discovered.
Bathrooms. Duravit, Geberit and Hansgrohe throughout, tiered three ways: common bathrooms take a bright chrome flush plate and the Hansgrohe Rebris S line; master and junior master bathrooms take a gloss white flush plate, the Vivenis line and a rain shower; and the seven duplex penthouse layouts take a Duravit SensoWash washlet and an above-counter basin.
Flooring and air conditioning. Large format floor tile in the living, dining, study and foyer, engineered timber in the bedrooms, and porcelain, ceramic or homogeneous tiles in kitchens, bathrooms, balconies and household shelters. Air conditioning is Mitsubishi Electric, in wall-mounted fan coil units.
The balcony screen, which is not included. The developer offers an approved motorised retractable aluminium venetian blind system as a buyer opt-in, priced between $9,500 and $24,500 depending on the unit. It is a cost on top of the price in the table above. Because it is the approved option it avoids the management approval problem a retrofit usually creates, and it protects from rain when tilted to fully closed, though it does not seal the balcony for air conditioning.
The room-by-room breakdown of fittings and finishes sits on the Hillshore project info page.
Maintenance Fees at The Hillshore
Maintenance is charged by share value at $90 per share value per month. Share value 6 produces $540 a month, share value 7 produces $630, and share value 8 produces $720. The rate is constant across every band, so any band figure divided by $90 returns that band’s share value.
The four 2 Bedroom bands sit at $540. The 3 Bedroom Premium, 3 Bedroom Premium Penthouse, 4 Bedroom (Dual Key) and 4 Bedroom Penthouse (Duplex) bands sit at $630, and the 4 Bedroom Premium Penthouse (Dual Key Duplex) at $720.
The 3 Bedroom band is the one that does not resolve to a single figure. It spans both share value 6 and share value 7, so homes inside that one band fall at either $540 or $630 depending on the layout. The Maintenance Fee (est) column in the table above carries the figure for each band.
These are estimates, and they stay estimates until the management corporation is constituted after legal completion, at which point the budget is set by the owners rather than by the developer. The fee begins at completion rather than at purchase.
Stamp Duty, ABSD and Total Purchase Cost
Both stamp duties are payable in cash within 14 days and cannot be financed, so they sit outside the loan entirely and are budgeted on top of the price in the table above. Both are charged on the higher of the purchase price or the market value assessed by IRAS.
Buyer’s Stamp Duty is payable by every buyer, whatever their residency, on this tiered scale for residential property:
| Purchase price or market value | Rate |
|---|---|
| First $180,000 | 1% |
| Next $180,000 | 2% |
| Next $640,000 | 3% |
| Next $500,000 | 4% |
| Next $1,500,000 | 5% |
| Remaining amount | 6% |
The bands add up to $3,000,000, so the top marginal rate of 6% applies to any amount above that. At The Hillshore the 3 Bedroom Premium Penthouse, 4 Bedroom (Dual Key) and 4 Bedroom Penthouse (Duplex) bands sit above the threshold, and the 3 Bedroom band crosses it at the upper end of its range.
Additional Buyer’s Stamp Duty depends on residency and on how many residential properties are already owned:
| Profile of buyer | Rate |
|---|---|
| Singapore Citizen, first residential property | Not applicable |
| Singapore Citizen, second residential property | 20% |
| Singapore Citizen, third and subsequent | 30% |
| Permanent Resident, first residential property | 5% |
| Permanent Resident, second residential property | 30% |
| Permanent Resident, third and subsequent | 35% |
| Foreigner, any residential property | 60% |
| Entity or trustee, any residential property | 65% |
Married couples where at least one spouse is a Singapore Citizen may be able to claim ABSD remission on a second property, subject to conditions including the sale of the first within the prescribed timeframe.
Borrowing is capped separately. The Total Debt Servicing Ratio holds total monthly debt obligations, across every loan held rather than just this one, at 55% of gross monthly income, and the loan-to-value limit falls with each outstanding housing loan already carried. Those limits, and what they do to the cash component, are set out on the mortgage calculator, which works a downpayment and a monthly instalment against a specific profile. Our sales team works the same figures against an individual profile on request, and the contact page carries the direct line.
